Eminent Domain
Pender & Coward established its Eminent Domain Practice Group to more effectively and efficiently serve condemning authorities. The firm offers its services to multiple state agencies, municipalities, utility service providers and other right of way consulting agencies involved in Public Private Partnerships and First Cities Initiative projects. We offer comprehensive services available throughout the eminent domain procedure including the following:

· land acquisition through filing Petitions in
Condemnation;
· contested litigation;
· defense of inverse condemnation claims;
· confirmation of indefeasible title;
· transacting closings and transfer funds to
proper parties.
We understand that eminent domain is a complex and unique area of the law which requires a considerable investment of time and resources. In addition, eminent domain frequently involves collateral issues and sub-specialties, including appraisals, engineering studies, traffic studies, noise studies and environmental issues.
Our attorneys confront these matters on a regular basis and understand the issues. We engage only the most qualified and experienced experts to testify in support of our clients.
Additionally, the Group features a full-time case administrator, Trisha E. Davis, and title examinations provided by our subcontractor title agency, LTSEVA, which employs Teresa N. Reel, who is dedicated exclusively to condemnation title reports and collateral issues. Both Trisha and Teresa are former employees of the Virginia Department of Transportation.
